Another project, at the Wells building, will save that building 17 million gallons of water a year, said Chuck McGinnis, U.S. director of commercial energy solutions for Johnson Controls. 

"In total Johnson Controls has executed contracts worth about $6 million, providing over 60 jobs in the community," McGinnis said. 

The company has a pipeline of at least eight or 10 projects that could turn into orders thanks to the PACE financing and capital infusion from Clean Fund, said Dean Henderson of Johnson Controls. 

Milwaukee can be among the national leaders in funding commercial building energy upgrades, said McGinnis, whose team initially targeted these kinds of projects in San Francisco and Sacramento. 

This program will help buildings go beyond making that pledge and get the work done to fulfill those goals, said Sheldon Oppermann of the Building Owners and Managers Association of Wisconsin. 

Energy-saving projects can help older buildings compete with new construction in providing creature comforts that tenants rely on, said Oppermann, whose 100-year-old City Center at 735 building recently replaced a 1954 chiller, upgraded elevators and escalators and other efficiency projects through the ME2 program. 

"Our building is more occupied than it's ever been," he said of City Center, now certified as both an Energy Star and LEED building.Solar energy and China torch light products are just plain smart.
